Why do I need a gas safe certificate?

Landlords are legally required to have a Gas Safe certificate (also known as a CP12) to comply with The Gas Safety (Installation and Use) Regulations 1998. This is to prove to tenants that their boiler and any other gas appliances in the property, such as a gas cooker or gas fire, has been checked by a Gas Safe engineer within the last year. Aside from the legal aspect, a certificate provides some helpful benefits, such as:
